Planning
Failing to plan is planning to fail
Before we can start building your new garage or workshop, we’ll need plans and permits. With good planning, we can deal with potential problems before we start to build. It’s much easier to move a garage door or window on a set of plans, compared to when the wall is already built! In order for us to get these plans prepared for you, we’ll need an idea of what you are looking to build. If you’ve got an idea on where you would like to place the building on your property, size, and intended use, we can guide you from there. We’ll help sort out the details and best options for your specific project. We’ve built a solid relationship with city and conservation authority staff, so we can guide you from the start on the steps that will be required, and what kind of timelines you’re looking at.
Pre-consultation
‘The rules’
Once we have a rough idea of your dreams, we recommend a pre-consultation discussion with the city and conservation authority (if applicable). Not all projects need input from the conservation authority, but we can guide you if required. The pre-consultation will confirm what the submission requirements are for your specific project. More specifically, what plans, engineering, environmental assessments, etc we will need in order to receive a permit. This step requires a bit of upfront investment from you but can identify early on any potential show-stoppers. That way, you haven’t invested thousands of dollars in plans and design drawings, only to find out your project can’t actually be built!
Construction Plans
The design drawings
Once the pre-consultation has confirmed the submission requirements, we arrange and coordinate all the required professionals to complete your design drawings. A typical project might include:
- A foundation design from a structural engineer
- Architectural drawings that show the overall construction and details of the building
- A grading and drainage plan
- Property Survey
We work with our network of experienced professionals to prepare all the necessary submission requirements. Once you approve the submission package, we submit everything to the relevant approval agencies, and get ready to move on to the next step, construction!
Construction
Once permits are in hand, we can build your workshop or garage. Once we get to this stage, things start to move pretty quickly. A typical construction schedule looks like this:
- Excavation – We remove any topsoil and dig down so we have a strong base
- Concrete formwork and slab – This is the foundation of the building, and what everything else will rest on
- Backfill and grading – We clean up the site from the excavation and concrete stages, and get it to ready build up!
- Framing – building the walls, roof trusses, mezzanine, etc.
- Finishing touches – doors, windows, siding, shingles, insulation, etc.
From there, you might want additional finishes done inside the garage depending on how you plan to use the space – like drywall, insulation, electrical, heating, etc.
